Background of the Case:

He came to Dubai recently for investment purposes. Here in Dubai, he found an existing company he intended to buy. There were many pitfalls, and he needed legal support in purchasing the business. He received an agreement from the seller, which needed to be stronger to protect his interests.

Solutions:

We first participated in the meetings with the seller and his legal representative. We then shared our expectations. Our law firm drafted the sale purchase agreement with the terms and obligations. After several meetings, everyone was happy with the deal. Based on the contract, we checked the company entirely and demanded to provide an agreement from the landlord to secure the company’s future interest. There was much tension with the seller. Background of the Case:

She ran a business in Dubai and took a loan to expand it. Unfortunately, there was an outbreak of Covid-19 due to the restrictions. There were many losses, and she had to close the business. In order to take a loan for business purposes, she put two properties as a guarantee and signed a security cheque for a bank. She paid for some period and then stopped paying it because of financial capability. The bank opened a criminal case, but an amendment was enacted to decriminalize the criminal responsibility for cheques, and the criminal case was cancelled. Due to new regulations regarding security cheques, the bank initiated direct execution and put the properties under auction. Our role, in this case, was to stop the execution and give her time to settle the dispute. We approached this case in a new way and initiated a new case to stop execution. In the new case, we explained to the judge on legal grounds all the needed information, and after all, the judge made a judgment in our favor and stopped execution. The client was happy to have this decision because the properties were her last things.

She was unaware of some actions considered a felony in the UAE. She was without legal support during the investigation and the court of the first instance. She was sentenced to a fine and deportation order. Some of her friends recommended us to solve this issue. We appealed the judgment and built with powerful arguments. Fortunately, the Appeal instance removed the deportation order. That was her request from lawyers.

Rental Dispute Case:

This company is our client, and there was a legal issue regarding increasing the rental rate for an office. They took rent for commercial property for one year. Three months later, the landlord sent a notice to terminate the tenancy agreement or to stay in the same property but pay higher rent. The tenant disagreed with the landlord and approached us to seek legal support. According to Law No 26 of 2007, the regulations between landlords and tenants in the Emirate of Dubai. Article (9) The landlord and tenant must specify rent value in the tenancy contract and should not increase such rent value or amend any of the tenancy contract conditions until the elapsed of two years from the inception of the original tenancy relationship. Our law firm filed a case within Rental Dispute Center and obtained a judgment that renewed the tenancy contract for the same period and at the same rate.
