How to Evict a Non-Paying Tenant in Dubai – Legal Steps & Solutions

A property owner in Dubai inherited a luxurious apartment and decided to rent it out as a furnished unit. After securing a tenant through a real estate platform, the tenant paid only the first month’s rent and then refused to make further payments, offering false excuses. The landlord now seeks a legal solution to evict the tenant and recover unpaid rent.

Under Dubai’s Rental Law No. 26/2007, amended by Law No. 33/2008, landlords are protected against non-paying tenants. According to Article 25, a tenant can be evicted for non-payment after receiving a 30-day official notice to pay. If the tenant fails to comply, the landlord can file a lawsuit for eviction and claim unpaid rent until the property is returned. Once a court ruling is issued, execution procedures can be initiated to recover the unit and enforce payment.

This structured legal process ensures landlords can reclaim their property quickly and lawfully, avoiding prolonged financial losses.
